To design two blocks of three business units, initially on a speculative basis, but also to incorporate enough flexibility so individual owners could make their own internal changes to the layout as they purchased units during and after the design and construction process, while not compromising others or the overall quality.
Making best use of the site, while maximising building size and functionality were key elements of the brief.
- Six business units in two parallel blocks of three on a site in an established industrial and commercial area of Napier.
- All units are double storey in height.
- One unit includes an upper storey apartment.
- One unit encompasses an upstairs meeting room and office space.
- All units include a partitioned ground level office area with mezzanine floor above.
- Precast concrete walls have been used to provide for added security, fire protection, sound insulation and durability.
LHTDesign worked with Wallace Developments to meet Napier City Council resource consent and building consent requirements. All architectural, structural, fire, and site engineering design was completed by LHTDesign.
Full designs were produced initially as a speculative development, but plans were adapted and refined as individual titles were sold to business owners and specific needs and requirements were presented.
Wallace Developments was well satisfied the units were completed to a high standard that made selling straightforward, while the individual unit owners were delighted to be able to adapt the preliminary designs to suit their business needs.
