To utilise a high profile yet difficult corner of a large site on a busy Napier roundabout, by developing a new commercial building suitable for lease.
- 290sq m retail, workshop plus office space on a mezzanine level.
- Sealed carpark.
- Odd shaped corner land parcel of a very busy site.
LHTDesign was employed by property developer Hendon Hayes Holdings to create concepts for various prospective tenants for the site, along with detailed cost estimates for each concept.
Full colour 3D exterior and interior perspectives were developed by LHTDesign’s draughting team to provide the client with a marketing tool to present to prospective tenants. These perspectives were then refined to suit the selected tenant.
LHTDesign prepared working drawings and specifications, obtained all the necessary Council resource and building consents, and supervised construction and administered the contract.
LHTDesign worked closely with Gemco Construction to complete the project ahead of time, and below budget. These factors, plus the attractive building that has made good use of the site, has delivered satisfaction for both the owner and tenant.
