To establish a large, modern supermarket on a new site in Avarua.
To maximise operational efficiency the design needed to be free of internal columns. There was also a requirement for plenty of natural light ad ventilation. It needed to be cost effective and suited to Cook Islands climatic conditions, the local environment and contracting abilities.
- A total floor area of 2300sq m.
- 35m clear span laminated timber portals.
- A central roof skylight to provide natural light and ventilation.
- Office space and staff facilities on mezzanine floors.
- Extensive covered car parking areas.
- A modern cafe.
- Associated supermarket facilities.
LHTDesign undertook the preliminary concept design and construction estimates, detailed architectural, structural, fire safety and civil design.
LHTDesign also had responsibility for the effective negotiation of construction contracts, supervision of construction, contract administration and project management.
The CITC supermarket came within the construction and resource capabilities of the Cook Islands and was completed on time and within the construction estimates developed by LHTDesign at the preliminary concept stage.
The combination of delivering on time and within budget at $2M is a relatively rare occurrence in the Cook Islands.
The finished building has demonstrated its ability to function well in the tropical environment.
