To design of behalf of the developer a new premises for the ANZ Bank and Southpac Trust in downtown Avarua. The building was one of the key components of a plan to enhance Avarua’s central retailing area.
To come up with an attractive design that met the specific security, layout and other functional requirements
of the bank while conforming with the budgetary requirements of the client.
- A two-story structure with a total floor area of 850sq m.
- A layout to meet the functional needs of a modern bank.
- A structure comprising a concrete floor, steel roof frames, concrete block ad fibre cement exterior
wall cladding and steel roof.
- Full air-conditioning.
- Wide overhangs and verandas to provide shade for the building occupants’ and pedestrians in the tropical environment.
LHTDesign undertook the conceptual design, preliminary budgets, detailed design, and contract negotiations to achieve budget.
LHTDesign also supervised the construction of the building and provided contract administration in order to achieve the operational deadline.
Tight control of costs throughout construction ensured the building was completed within budget at $1.3M.
LHTDesign also satisfied the strict timeline required to ensure the fit out contractors could move in to undertake their work and there by ensure the ANZ Bank could meet its strict commitments.
The final result was an aesthetically pleasing building produced within a modest budget which fully met the design, functional and financial requirements of the developer and tenants.
